Genel M\u00fcd\u00fcr\u00fc Makbule Y\u00f6nel Maya, fabrika kiralar\u0131ndaki art\u0131\u015fta arsa tahsislerinin tamamlanmas\u0131yla birlikte s\u0131n\u0131rl\u0131 fabrika arz\u0131 ve talep art\u0131\u015f\u0131n\u0131n \u00f6nemli rol oynad\u0131\u011f\u0131n\u0131 kaydetti.<\/p>\n<p>Lojistik avantajlar\u0131n\u0131n talebi etkiledi\u011fini aktaran Maya, &#8220;2021 y\u0131l\u0131nda g\u00f6zlemlenen \u00f6nemli orandaki art\u0131\u015f nedeniyle baz etkisinin g\u00f6r\u00fcld\u00fc\u011f\u00fc yerlerde ve tesislerin genellikle mal sahipleri taraf\u0131ndan kullan\u0131ld\u0131\u011f\u0131 OSB\u2019lerde y\u0131ll\u0131k kira art\u0131\u015flar\u0131 s\u0131n\u0131rlanabiliyor. 2020 y\u0131l\u0131nda ya\u015fanan pandemi s\u00fcreciyle birlikte \u00f6ncelikle Marmara B\u00f6lgesi\u2019nde g\u00f6r\u00fclen talep art\u0131\u015f\u0131, 2021 y\u0131l\u0131 itibar\u0131yla di\u011fer b\u00f6lgelere k\u0131yasla bu b\u00f6lgede fiyatlar\u0131 daha \u00e7ok art\u0131rd\u0131. Bu durumun, kira d\u00fczeyi en y\u00fcksek OSB\u2019lerin bu b\u00f6lgemizde bulunmas\u0131n\u0131n ba\u015fl\u0131ca sebebi oldu\u011funu s\u00f6yleyebiliriz.<\/p>\n<p>Adana, \u0130zmir ve Manisa\u2019n\u0131n ise sahip oldu\u011fu lojistik avantaj do\u011frultusunda daha y\u00fcksek talep ald\u0131\u011f\u0131n\u0131 ve di\u011fer OSB\u2019lerin bulundu\u011fu illerden olumlu ayr\u0131\u015ft\u0131\u011f\u0131n\u0131 g\u00f6zlemledik. Y\u0131ll\u0131k kira art\u0131\u015f\u0131n\u0131n en az ger\u00e7ekle\u015fti\u011fi il y\u00fczde 81 oranla Denizli olurken, y\u00fczde 189\u2019luk art\u0131\u015fla ise Adana en fazla art\u0131\u015f\u0131n ya\u015fand\u0131\u011f\u0131 b\u00f6lge olarak dikkat \u00e7ekiyor.\u201d ifadelerini kulland\u0131.<\/p>\n<p>Gayrimenkul\u00fcn pazar de\u011ferinin yat\u0131r\u0131m\u0131n bir y\u0131ll\u0131k kira de\u011ferine b\u00f6l\u00fcnmesiyle geri d\u00f6n\u00fc\u015f s\u00fcresinin hesaplanabildi\u011fini anlatan Maya, OSB\u2019lerde ortalama geri d\u00f6n\u00fc\u015f s\u00fcresinin 2022 y\u0131l\u0131ndaki ortalama de\u011feri olan 16,6 y\u0131ldan, 2023 y\u0131l\u0131nda 18 y\u0131la ula\u015ft\u0131\u011f\u0131na dikkati \u00e7ekti.<\/p>\n<h3>\u0130stanbul ve \u00e7evresinde ortalaman\u0131n alt\u0131nda art\u0131\u015f oranlar\u0131 g\u00f6zleniyor<\/h3>\n<p>\u0130n\u015faat maliyetlerinde ya\u015fanan art\u0131\u015flar ve end\u00fcstriyel yap\u0131lara artan taleplerin geri d\u00f6n\u00fc\u015f s\u00fcrelerinde art\u0131\u015fa yol a\u00e7t\u0131\u011f\u0131n\u0131 belirten Maya, \u015fu de\u011ferlendirmelerde bulundu:<\/p>\n<p>\u201cMarmara B\u00f6lgesi\u2019nde geri d\u00f6n\u00fc\u015f s\u00fcreleri 14,5-17,5 y\u0131l aral\u0131\u011f\u0131nda iken Karadeniz hari\u00e7 di\u011fer b\u00f6lgelerde geri d\u00f6n\u00fc\u015f s\u00fcrelerinin 17-21 y\u0131l aral\u0131\u011f\u0131nda de\u011fi\u015fti\u011fi g\u00f6r\u00fcn\u00fcyor. Arsa de\u011fer art\u0131\u015flar\u0131nda \u0130zmir, Manisa gibi illerde talep art\u0131\u015f\u0131 en \u00f6nemli itici g\u00fc\u00e7 olurken, Kayseri ve Adana\u2019da baz de\u011ferlerin d\u00fc\u015f\u00fck olmas\u0131n\u0131n da g\u00fc\u00e7l\u00fc art\u0131\u015f oranlar\u0131nda etkisi bulunuyor.<\/p>\n<p>Piyasas\u0131 daha oturmu\u015f olan ve y\u00fcksek sat\u0131\u015f birim de\u011ferlerine sahip olan \u0130stanbul ile yak\u0131n \u00e7evresinde ise ortalaman\u0131n k\u0131smen alt\u0131nda art\u0131\u015f oranlar\u0131 g\u00f6zlemleniyor. Arsa de\u011fer art\u0131\u015f\u0131 ile kira de\u011fer art\u0131\u015f\u0131n\u0131n uyumlu olmas\u0131n\u0131 piyasan\u0131n sa\u011fl\u0131kl\u0131 ilerledi\u011fine y\u00f6nelik bir i\u015faret olarak da de\u011ferlendirebiliriz. OSB\u2019lerde y\u0131ll\u0131k arsa de\u011fer art\u0131\u015f\u0131na bakt\u0131\u011f\u0131m\u0131zda y\u00fczde 117\u2019lik bir ortalama g\u00f6r\u00fcyoruz. Y\u0131ll\u0131k arsa de\u011fer art\u0131\u015flar\u0131nda Kayseri, \u0130zmir, Antalya, Manisa ve Adana \u00f6n plana \u00e7\u0131karken, t\u00fcm b\u00f6lgelerde enflasyonun \u00fczerinde bir art\u0131\u015f ger\u00e7ekle\u015fti\u011fi de dikkat \u00e7ekiyor.&#8221;<\/p>\n<p>Doluluk oranlar\u0131n\u0131n y\u00fcksek oldu\u011fu organize sanayi b\u00f6lgelerinde talebin de y\u00fcksek oldu\u011funu ifade eden Maya, di\u011fer yandan d\u00fc\u015f\u00fck doluluk oranlar\u0131n\u0131n do\u011frudan talep olmad\u0131\u011f\u0131n\u0131n bir g\u00f6stergesi olarak de\u011ferlendirilmemesi gerekti\u011fini vurgulad\u0131. <\/p>\n<p>Yeni geli\u015fme sahalar\u0131 a\u00e7\u0131lan veya yeni kurulan organize sanayi b\u00f6lgelerinde doluluk oranlar\u0131n\u0131n d\u00fc\u015f\u00fck oldu\u011funun g\u00f6r\u00fclebildi\u011fine de\u011finen Maya s\u00f6zlerini \u015f\u00f6yle s\u00fcrd\u00fcrd\u00fc:<\/p>\n<p>&#8220;\u00c7al\u0131\u015fmaya konu <strong>OSB<\/strong>\u2019lerin 8\u2019i haricinde tamam\u0131nda doluluk oran\u0131 y\u00fczde 90\u2019\u0131n \u00fczerinde yer al\u0131yor. Doluluk oran\u0131n\u0131n y\u00fcksek olmas\u0131, gelecek d\u00f6nemlerde alternatif bir b\u00f6lge olu\u015fturulmamas\u0131 durumunda kira de\u011ferlerinin yukar\u0131 y\u00f6nl\u00fc art\u0131\u015f\u0131n\u0131 destekleyebilecek.<\/p>\n<p>\u200b\u200b\u200b\u200b\u200b\u200b\u200bDi\u011fer yandan, \u0130zmir \u00f6rne\u011finde doluluk oranlar\u0131n\u0131n d\u00fc\u015f\u00fck olmas\u0131na kar\u015f\u0131n g\u00f6zlemlenen g\u00fc\u00e7l\u00fc kira art\u0131\u015f\u0131, b\u00f6lgeye talebin art\u0131\u015f g\u00f6sterdi\u011finin en belirgin g\u00f6stergelerinden biri. Tekirda\u011f\u2019da son y\u0131llarda OSB say\u0131s\u0131 h\u0131zla artarak 14\u2019e ula\u015fmakla birlikte, doluluk oranlar\u0131n\u0131n di\u011fer b\u00f6lgelere k\u0131yasla k\u0131smen d\u00fc\u015f\u00fck oldu\u011fu dikkat \u00e7ekiyor. B\u00f6lgedeki di\u011fer illerdeki y\u00fcksek doluluk oranlar\u0131 ile birlikte daha d\u00fc\u015f\u00fck kira bedellerine sahip olmas\u0131, b\u00f6lgeyi olumlu etkileyebilir.
